Celebrity Homes: A Hollywood Power Couple Says Goodbye, a Malibu Masterpiece Stays Complicated, and a Sunset Strip Icon Hits the Market for the First Time

June 6, 2026. Summer is arriving in Los Angeles — and the celebrity real estate market is arriving with it, hot and uninterested in slowing down.

This week delivers exactly the kind of editorial range—----: a beloved Hollywood couple finally closing a 13-year chapter in Brentwood, a Malibu architectural legend still writing the most dramatic real estate saga in recent LA memory, and a California modernist gem perched above the Chateau Marmont making its public debut for the very first time.

Let's get into all three.

Mandeville Canyon, Brentwood — Los Angeles
Listed at $10,500,000

Some homes are more than real estate. Some homes are chapters — and the Mandeville Canyon estate that Sarah Michelle Gellar and Freddie Prinze Jr. have just listed at $10.5 million is unquestionably one of those.

The Hollywood couple purchased this two-story Colonial-style home in 2013 for $6.1 million — and then did something that has become increasingly rare in celebrity real estate: they actually lived in it. For 13 years, this was the family home. They raised their two children inside these walls. They converted the attic into a teen hangout with arcade machines. They upgraded the swimming pool. They customized the place with the kind of intimate, specific attention that only comes from people who intend to stay.

The home itself earns the ask: 7,318 square feet, 5 bedrooms, 6 bathrooms, commercial-grade kitchen appliances, a large center island, formal dining and living spaces, a primary wing with private balcony, and a resort-style swimming pool that anchors the backyard like the centerpiece it is. This is a property that was cared for — and it shows.

The listing is held by Cindy Ambuehl of Christie's International Real Estate Southern California — a friend of the couple for over 25 years, which tells you everything about the trust and intention behind this sale. The couple has already relocated, having acquired an Encino property off-market in spring 2025 for approximately $12.4 million. A new chapter is already underway.

Brentwood's Mandeville Canyon doesn't produce listings like this often. When a family home of this caliber, held this long, hits the market — the right buyer will recognize it immediately.

Malibu, Los Angeles
Listed at $39M — Contract Price Between $30–34M | Now Under Renovation

Kanye West purchased the Pritzker Prize–winning Tadao Ando–designed concrete beachfront compound in 2021 for $57.3 million — one of the most significant architectural acquisitions in California real estate history. What followed was the kind of decision that makes preservation advocates lose sleep: he tore out the windows, doors, and wiring, effectively gutting one of the most irreplaceable homes on the American coastline, before selling it at a $36 million loss to crowdfunding company Belwood Investments for just $21 million.

Belwood's Bo Belmont then commenced an $8.5 million restoration of Ando's vision — bringing the 4,000-square-foot concrete masterpiece back from the edge — before flipping it back to market at $39 million. Montana developer Andrew Mazzella, a devoted appreciator of Ando's work, emerged as the buyer at a contract price between $30 and $34 million.

But the saga — as it always does with this property — refused to end there. According to The Real Deal's June 2026 investigation, the Mazzella deal has hit serious turbulence: disputes over the renovation's scope and financing structure are now threatening the close. The home, built with 1,200 tons of concrete and delivering ocean views from every room, remains one of the most architecturally significant properties on the California coast.

I've said it before and I'll say it again: this is what happens when ego drives real estate decisions. The Ando house deserves better than the story it's been handed. And yet here we are — still watching, still waiting, still unable to look away.

Marmont Avenue, West Hollywood — Sunset Strip
Listed at $6,000,000

And now — a palate cleanser of the highest architectural order.

Perched high above Sunset Boulevard on Marmont Avenue — directly above the legendary Chateau Marmont — sits one of the rarest offerings to hit the West Hollywood luxury market in years. A fully gated California modernist residence designed by the incomparable Carl Maston and meticulously renovated by Pierce & Ward, this 3-bedroom, 3-bath home is listed at $6 million by Engel & Völkers Beverly Hills — and it is hitting the market for the very first time.

Let that land. A Carl Maston original. First time on market. Above the Chateau Marmont. 3,210 square feet on a 10,690-square-foot lot.

Maston's signature is unmistakable and unmatchable: clean lines, open volumes, and indoor-outdoor integration that dissolves the boundary between living space and landscape. The renovation by Pierce & Ward was executed with the kind of scholarly respect that serious architectural work demands — preserving every defining characteristic of Maston's vision while elevating it to contemporary standards.

This is not a listing for everyone. It is a listing for the buyer who understands that California modernism at this address, in this condition, with this provenance, does not come to market twice. Engel & Völkers Beverly Hills is handling the honors — and if the right buyer is reading this right now, I'd move quickly.

Three listings. A family home held for 13 years with nothing but love inside its walls. A Tadao Ando masterpiece still tangled in the consequences of one man's choices. And a Carl Maston original making its public debut above one of Hollywood's most iconic addresses.

This is the week that reminded me why I never tire of this city.

Los Angeles real estate doesn't just reflect culture — it is culture. And this week, it's writing some of its most compelling pages yet.
